Senior Project Manager

Salary: $166000 - 228000 per year Requirements: We require a bachelors degree in Architecture, Engineering, or Construction, or five additional years of relevant experience in its place. We are looking for 10 to 20 years of project management experience on commercial and industrial projects. We need familiarity with local specifications and supplements, plus the ability to read blueprints. We expect proficiency in planning, scheduling, and production using P6, Microsoft Project, or similar tools, along with Microsoft Office and estimating software. We value strong organizational, presentation, and interpersonal skills. We expect a high level of professionalism and a strong work ethic. We need someone who can multitask while keeping the broader business picture in focus. We give added consideration to candidates who can travel within the U.S. Responsibilities: We lead and manage project managers, assistant project managers, and superintendents to deliver outstanding client outcomes. We identify, develop, pursue, close, and oversee construction projects. We create practical solutions so issues are addressed before they become problems. We review bid specifications carefully to spot risks before work begins. We prepare contingency plans to reduce the impact of critical path delays. We understand subcontractor scopes and contracts to identify opportunities and exposures. We ensure every team member has a strong business development plan to exceed targets. We attend interviews and industry, social, and nonprofit events to secure new business and build relationships. We cultivate long-term relationships with targeted clients, architects, engineers, owners, and subcontractors. We initiate new opportunities and help define a niche market focus. We recruit qualified subcontractors and source new work through the subcontractor network. We recruit strong talent from outside sources and college campuses. We manage multiple project teams while balancing profitability and client satisfaction. We work closely with on-site superintendents to deliver top-quality results and customer service. We lead pre-construction and RFP efforts with support from estimating. We build collaborative relationships with accounting, marketing, business development, and estimating. We maintain the project quality control plan and ensure compliance with company procedures. We complete punch lists to the clients satisfaction. We submit change orders in line with our standards. We prepare and distribute meeting minutes within 24 hours of progress meetings. We compile and submit O&M manuals within 30 days of substantial completion. We complete WIP reports on schedule.
